The property was located in a residential / retail precinct which had rezoning potential.  The site was acquired in April 2009 for $8.675 million.  EG successfully rezoned the site from Industrial 3 to a Business 2 zoning, which permits residential use.

The HISOT strategy targets office assets with a low National Australian Built Environment Rating System (NABERS) rating for active asset management and a repositioning strategy that will boost the rating above 4.5 stars. The fund’s first close was in July 2016.
