FUND Overview

HISOT is an ethical investment philosophy underpinned by both a compelling environmental and investment case.

The Clean Energy Finance Corporation (CEFC) is the primary investor in HISOT, with an equity commitment of $125m. This was the CEFC's first equity investment in the real estate sector.

HISOT targets 10% p.a. returns by acquiring Australian office assets with opportunity for repositioning in their markets.  The fund focuses on improving their energy efficiency to at least 4.5 star NABERS.

Track Record

EG's Burwood asset was fully let by a government tenant requiring a minimum of 4.5 star NABERS energy rated building. Through a scoped package of works to provide necessary plant upgrades, the NABERS rating was lifted from 3 stars to 4.5.  EG has since sold the asset, realising a 25% p.a. IRR.


Asset selection is supported by the use of EG’s proprietary real estate risk management software, PRISMS®.  This software is designed to substantially improve investment risk identification, evaluation and pricing.
